The fun part! After discussing search criteria I will create a custom tailored home search that will automatically notify you of new listings. If a listing has you interested you I will offer my professional opinion and send additional information on the listing thats not readily available on the big home search sites. For example you may want to see the seller disclosure to find out the age of the roof or what kind of HOA restrictions there are. Once you have all that information and are still interested I will schedule and accompany you on a showing of the property.
This process can be stressful, especially with it being a sellers market the past couple years. After deciding to put in an offer the first thing I will do is contact the listing agent to see if we are up against any other buyers because that can affect our offer strategy significantly. After that I will discuss the contract terms and make sure you have a clear understanding of the offer terms.Finally I will prepare the offer based on the price and terms you choose.
If we are in a multiple offer situation the listing agent may give us the opportunity to submit our highest and best offer with a deadline and then a deadline to respond to all offers. If our offer is the only one I will keep you up to date constantly with how negotiations are going and provide my professional opinion. My goal is to help you get the home without overspending.
You and the Seller have agreed to the price and terms. The home is
effectively held for you until closing. Once under contract I will provide service provider recommendations like closing attorney, home inspector etc. I'll also make sure you are aware of all deadlines and contractual obligations so we stay on track.
Perform due diligence, order the appraisal, conduct an inspection,
and review terms with
the lender.
24 hours before closing we will do a. final walkthrough of the property. We will attend closing together and make sure everything goes smoothly! Congrats you're now a homeowner!
