The Journey of Purchasing an Home

Initial Consultation

Discuss your home preferences, including style, price, and location. Have a conversation about your timeline, goals, and expectations to provide the best service. 

Get Pre-Approved

Defining a budget and price range is paramount when purchasing a home. To facilitate the process, it is essential to provide pay stubs, W-2 forms, and bank statements. 

Property Search

After discussing search criteria, I’ll create a custom home search that alerts you to new listings. If one interests you, I’ll offer my professional opinion and provide additional details not available on major sites. Once you have all the details and are still interested, I’ll schedule and accompany you on a property showing. 

Offer Submission

This process can be stressful, especially in a seller’s market. After deciding to offer, I’ll contact the listing agent to check for other buyers, which can affect our strategy. Then, I’ll discuss the contract terms with you to ensure you understand them. Finally, I’ll prepare the offer based on your chosen price and terms.

Negotiation

Delivering the best price and terms for your purchase.  The goal is to get the home of your dreams without overspending

Under Contract

You and the Seller agreed on the price and terms. The home is effectively held for you until closing. Once under contract, I’ll recommend service providers like a closing attorney insurance provider and home inspector. I’ll also ensure you know all deadlines and obligations to stay on track.


Pre-Settlement Walk-Through

Confirm the property’s condition before closing and ensure all agreed repairs are made and satisfactory.

Settlement

Review and execute any final documents including settlement disclosure.  Congrats you are now a homeowner!
